Undergoing its first total gut-renovation, the 220,000 square foot Flatiron building will be getting new building infrastructure systems that it never had before. Other upgrades include a newly fitted out penthouse with large windows and a private wraparound terrace, and a modern elevator system. Lilker is providing energy efficient HVAC system design solutions, replacing old systems with new high efficiency water-cooled heat pump systems. This included swapping out 650 window air conditioning units and an existing steam boiler system with 750 cast iron radiators for new indoor VRV heat pump units. These systems are being connected to a new centralized cooling tower system with digital controls and components to regulate energy consumption. Low profile cooling towers are being located on the roof to maintain Landmark approved line of sight requirements. Safety features include upgraded fire protection and fire alarm systems, emergency generator, and elimination of the original internal chimney to make way for a scissor stair allowing for two points of egress. Striving for LEED Platinum and sustainability.
